RentZoot provides an industry first Automated Tenant Underwriting system that verifies income, employment, assets and credit report in less than 15 minutes - creating the RentZoot Report. A one stop shop for tenant verification.
RentZoot is used when someone is interested in renting a property. On the average landlords ask potential renters to provide personal information on a piece of paper or by email. They then run credit and background checks as a way to figure out if a potential renter is qualified. This is a risky, unsecure, untrustworthy way to verify information.
RentZoot does all the verification of renter information through a secure system. Not only that, it only takes 15 minutes to verify the information and a renter can use their information for multiple properties over 45 days. RentZoot runs all the verification tools and then makes a sophisticated RentZoot Report to provide the information that truly matters to qualify a renter.
RentZoot collects information in order to verify your identity, income and background. This includes 2 years of employment history, 2 years of property history, personal information, pay stub verification and direct deposit verification.
As a reminder, RentZoot will never:
- Collect a payment outside of the RentZoot site
- Collect a payment for non-screening purposes (such as a security deposit)
- Collect your personal information (SSN, DOB, etc.) unless you’re logged into your RentZoot account
- Request that you enter into a lease agreement with us

Finicity - Verify: Income, Employment & Assets. No impact to the potential renter. Secure and encrypted. RentZoot uses it to create NTR™ and verify income.
TransUnion - Verify: Credit & Debt. No impact to the potential renter. Soft credit check. RentZoot uses it to create the RentZoot Verification Badge and verify monthly payments and debt.
Checkr - Verify: Criminal Check. No impact to the potential renter. Secure and protected. Not automatic, landlord needs to request. RentZoot uses it to verify a potential tenant’s criminal history at the request of the landlord.
RentZoot Identity Verification - Verify: Identity. No impact to the potential renter. Helps fight fraud. Runs in the background. RentZoot verifies paystubs against actual bank login information and systems.
NTR™ looks at the net income, fixed and variable expenses and compares them to rental price with a proprietary algorithm. We provide a visual range to showcase a renter's optimal rental budget recommendation (in green). The yellow represents the caution or stretched budget range, where a renter has the income to cover but it's likely much of that is going to other monthly expenses. The red range represents the over budget range, where the potential renter does not have the necessary means to pay for rent when compared to their income.
Example:
3 people applied for a rental property and each earn a GROSS income of $74,000 per year. Those 3 people all get paid a different NET income, likely due to various conditions including: medical insurance, 401K contributions, commuter benefits, debt etc. A tenant screening company only provides a landlord with the information a tenant provides them and it's not verified.
