The RentZoot Report is a property specific curated report of a potential renter's verified information. We took the most important and relevant info and streamlined it into one report.

The potential renter is responsible for the fee for the verification process and if a landlord requires a background check. It is a $64.99 fee.

In order to send the correct information to a landlord, you need to register or sign in with a specific link tied to a property ID so RentZoot knows who should see your information.

Once you verify your email upon registration, you will be taken to start the verification process.

Please make sure to have these ready in order to complete your application:

  • Income Direct Deposit
  • Recent Pay Stub
  • Your credit is unlocked
  • Payment Source

It can take up to 15 minutes to verify all your information once you complete and submit your information.

The personal information that is gathered helps us verify that you are you. It also helps us showcase your financial health and your capability to rent the perfect home. We give the landlord the most important information to make decisions on you in an efficient, secure, and verified way.

You need to know your username and password for your bank account in order to authorize connection

Finicity - Verify: Income, Employment & Assets. No impact to the potential renter. Secure and encrypted. RentZoot uses it to create NTR™ and verify income.

TransUnion - Verify: Credit & Debt. No impact to the potential renter. Soft credit check. RentZoot uses it to create the RentZoot Verification Badge and verify monthly payments and debt.

Checkr - Verify: Criminal Check. No impact to the potential renter. Secure and protected. Not automatic, landlord needs to request. RentZoot uses it to verify a potential tenant’s criminal history at the request of the landlord.

RentZoot Identity Verification - Verify: Identity. No impact to the potential renter. Helps fight fraud. Runs in the background. RentZoot verifies paystubs against actual bank login information and systems.

Finicity allows you to easily permission data from your bank accounts with Finicity Connect. This gives RentZoot the ability to verify account details, balances, and create our verification reports.

NTR™ looks at the net income, fixed and variable expenses and compares them to rental price with a proprietary algorithm. We provide a visual range to showcase a renter's optimal rental budget recommendation (in green). The yellow represents the caution or stretched budget range, where a renter has the income to cover but it's likely much of that is going to other monthly expenses. The red range represents the over budget range, where the potential renter does not have the necessary means to pay for rent when compared to their income.

Example:

3 people applied for a rental property and each earn a GROSS income of $74,000 per year. Those 3 people all get paid a different NET income, likely due to various conditions including: medical insurance, 401K contributions, commuter benefits, debt etc. A tenant screening company only provides a landlord with the information a tenant provides them and it's not verified.

Not at all. We use a seamless credit check that does not impact your credit score.

Unfortunately at this time, in order for RentZoot to complete the verification process, direct deposit is required.

Credit locks and credit freezes are tools that help protect against criminals hijacking your credit history for purposes of identity theft and various forms of credit fraud. Applying either a credit freeze or a credit lock at one of the national credit bureaus (Experian, TransUnion or Equifax) restricts access to your credit file, limiting credit checks that are typically the first step in processing applications for loans or credit cards.

How to Lift a Freeze. You can lift a freeze on your credit report online, or by contacting each credit bureau by mail or phone. The online options may be the easiest and fastest. To unfreeze your TransUnion or Equifax credit reports, you'll log in to each account and choose to temporarily or permanently lift the freeze

A pay stub is required in order to verify what your pay stub take home is with the direct deposit amount in your bank account.

Yes. You can either add one at registration, or once you've verified your information and the property is listed on your dashboard.

A social security is required in order to verify your identity.

The landlord will see a summary of your information including application status, verification badge, and Net to Rent. They will also have access to a full RentZoot Report along with full credit and income reports.

Verifying your identity means your full name matches the name associated with your social security information.

A verification is good for 45 days.

A criminal check is not required by RentZoot. If a landlord requests one, you will see an additional $10 fee added on to your payment and the criminal check status added to your dashboard.

The landlord will see your information for the 45 days your verification is active or as long as the property stays active. If they deactivate the property, they will no longer have access to your information.

Yes, you have access to your individual credit report, income verification, and background check.

Yes. As long as the landlord has listed their property on RentZoot, you can send your information to multiple properties. You will need the specific property link and confirm you want your information sent.
