No. The potential renter is responsible for the fees.
Go to the Get Started page at www.rentzoot.com/getstarted. Fill in your information and create an account. Once you verify your email, you'll be redirected to your dashboard to create your first property.
You'll be prompted to create your first property on your first login. You can also hit "Add Property". Follow the prompts and your property will be active.
RentZoot currently only is available for properties in Illinios and Indiana. We'll be continually adding states. Head to the Get Started page and add your email and state to the form field and we'll contact you when we're active in your area.
Once you provide a potential renter with your property specific link, they will sign up and create an account. RentZoot takes them through a full verification process. Once we have verified their information (in 15 minutes), they're name and information and reports will automatically be added to your dashboard.
Log in to your account. Under the active property there is a share/copy link. Send this via text or email to a prospective renter. They will be able to create an account and send you all their verified information.
You will be able to see how many active potential renters you have. You will see a summary of each renter including their application status, verification badge, and Net to Rent. You will also see a clickable badge where you will have access to a full RentZoot Report along with full credit and income reports.

Gross Income doesn't tell the whole story. You could have multiple renters that all make the same gross amount, but their actual take home and recurring monthly payments look very different. NTRâ„¢ looks at the net income, fixed and variable expenses and compares them to rental price with a proprietary algorithm. We provide a visual range to showcase a renter's optimal rental budget recommendation (in green). The yellow represents the caution or stretched budget range, where a renter has the income to cover but it's likely much of that is going to other monthly expenses. The red range represents the over budget range, where the potential renter does not have the necessary means to pay for rent when compared to their income.
Example:
3 people applied for a rental property and each earn a GROSS income of $74,000 per year. Those 3 people all get paid a different NET income, likely due to various conditions including: medical insurance, 401K contributions, commuter benefits, etc. A tenant screening company only provides you with the information a tenant provides them and it's not verified.
RentZoot provides a much more authentic financial view to render a more realistic recommendation.
RentZoot verifies a potential renter's identity, credit, income, and background check as requested. Verifying these key componants creates a secure and transparnet assessment of a potential renter's financial health and reduces the risk of fraud and eviction.
You'll see a RentZoot Badge on a prospective renter's RentZoot Report. This will tell you if their information has been verified and if they meet a minimal credit score. Verified: The Tenant's information has been verified Zooted: The Tenant's information has been verified AND they have a 600 minimum credit score Zooted Prime: The Tenant's information has been verified AND they have a 680 minimum credit score
Each active property on your dashboard has a "rented" button. You can click that button to deactivate the property. We will ask who you rented to out of the potential renters or just say other.
On your dashboard, scroll down to "deactived properties" and simply hit the reactivate button. You will be asked to confirm and then it will get moved in to your active properties. Reactivating a property resets your potential renters to zero.
You can not have multiple listings for one property.
The property URL is if you have an online link to the property description. If you've listed your rental on a marketplace site like apartments.com, you can add that link in this spot. This is a nice way for potential renters to have a direct description of your property.
